Modular Home Setup
Complete Modular Home Setup - From Dirt to Done
Setting up a modular or manufactured home involves a lot more than just dropping a building on a lot. You need land clearing, grading, a proper foundation, delivery coordination, utility hookups, skirting, insulation, and often a driveway and landscaping too. Most homeowners end up calling four or five different contractors to get it all done.
With KB Construction, you make one call. We handle the entire process from raw land to move-in ready.
What's Included in Our Setup Service
- Lot Preparation: Tree clearing, brush removal, topsoil stripping, and rough grading to create a level building pad.
- Foundation: Screw pile installation or concrete pad - engineered for your specific home and soil conditions.
- Delivery Coordination: We work directly with your modular home manufacturer to coordinate delivery timing and crane placement.
- Utility Hookups: Water, sewer, electrical, and gas connections from your home to municipal or well/septic systems.
- Skirting & Insulation: We close in the underside of your home to protect plumbing from freezing and improve energy efficiency.
- Finishing: Decks, stairs, driveways, and landscaping to complete your property.
Why KB for Modular Home Setup
We're not just a foundation company or just a site prep crew. We do site work, screw piles, concrete, insulation, and full construction - which means you don't need to coordinate between five different trades. One contractor, one schedule, one point of contact.
Frequently Asked Questions
Do I need a permit for a modular home?
Yes. Modular and manufactured homes require building permits in all Peace Region municipalities. We handle the permit application as part of our service.
How long does setup take?
A typical modular home setup - from raw lot to move-in ready - takes 4 to 8 weeks depending on the scope of site work, weather, and utility connection timelines.
Can you do this in winter?
Yes. Screw piles can be installed in frozen ground, and we have the equipment and experience to work through Peace Region winters. Some finishing work (landscaping, concrete) may need to wait for warmer weather.
